*DO NOT TRUST THEM WITH YOUR MONEY* The stay and community are great, but the services have been extremely disappointing, especially when it comes to my deposit. I would strongly advise *NOT TO TRUST* trusting them with your deposit money. Their app is unreliable, slow to load, and full of bugs. Because of these technical and backend issues, my details weren’t saved, and now they’re refusing to return my deposit. I’ve sent multiple emails and messages, but the management has not responded or even acknowledged my concerns. Communication is quick only until you book the property. Once you become a tenant, your issues are ignored and avoided. It feels like there’s no regard for customers’ time or money. Even the property managers tried to follow up on my behalf, but the main management seems to be ignoring them as well. They have been sending payment reminders but are nit even considering my mails.

Request you to give it a Read! BEFORE Joining!!!! MARKETING - Please do not fall for the online marketing (Instagram) which came on your screen while going through stories, this Branch is no where closer to what they claim it to be. This was the first branch ever built but its been years and no maintenance now. You can look for other branches. May be branches other than HBR are good but this branch would be the last one if I rate them all. STAY - Below Average, if you are coming from a different state, You will notice that room sizes are very small for 2 sharing, There will be no proper hot water in bathroom, you will experience frequent power cuts so there are other average PGs much better than ff21. Try them RENT - Even if you decide to stay here then I guarantee you it will be for 3 months only - The pinch in your pocket after 3 months will force you to move (the rent goes upto to 17.5K - 2 sharing ; a month with/without food which is insane and doesn't give justice to the services offered.) LAUNDRY - For laundry they give 2 coupons in a month meaning you can give your clothes for washing twice in a month, You can avail more coupons but will cost you money. For example :

Stay away from this PG! We stayed for 6 months, paid all dues including fine, but they haven't returned our security deposit even after 4 months. No response from management, calls ignored. Irresponsible service. Don't waste your money

WARNING‼️⚠️ They have threaten people to pay the rent ( even after a very short delay) or they'll take their valuables , extremely unprofessional behaviour. They don't pay the security for many months, we should also take their valuables if they don't pay the security.Outsiders can easily come here and misbehave with women, many times police has come there. Not at all good anymore ( it used to be) Lift doesn't work properly, very expensive, they charge for everything. Please Avoid their superficial promotional videos, rooms are very short. Stay Away from ff21

Bad food, worse services and deceptive sales practices. Everthing about this pg is bad. Even the extra amenities like pool and TT are old and need replacement but they won't replace anything. The meals need to be booked daily for the next day else you get food which you have already paid for. Extremely rude staff once you have made your booking. Even the internet is limited here which is baffling now as everyone gets unlimited internet elsewhere. Idk how this place has got 4 star raring it doesn’t even deserve 1 star. Do yourself a favor and go somewhere else!!

I had a very disappointing experience with FF21 HBR. Before booking, I asked the sales representative, Batul, multiple times about the process if my Eqaro verification didn’t go through. She assured me to just pay the booking amount and that things would be figured out later. Based on this, I paid ₹6,000 as a booking amount on 28th March 2024. However, when I arrived, I was suddenly told I needed to pay a two-month deposit—something that was never mentioned before. Because of this unexpected requirement and lack of clear communication, I couldn’t proceed and lost my booking amount. Their service is really poor. Even after back-to-back calls with the management team, they couldn’t resolve my query and did not refund my money. I would not recommend their service to anyone. Additionally, people who currently stay there told me it’s not even safe. I hope the management takes these issues seriously to prevent others from facing the same problems.

Disappointing experience... First a hefty pre-payment was taken along with a deposit, which was supposed to be returned 90 days after check-out. It's been more than 4 months and I still haven't had my money back. Calling the front desk doesn't work as I'm told to call later. After multiple calls I was given an email ID to mail to regarding this, but after multiple follow-ups, I didn't so much as receive a response from them. Nobody responds, the buck just keeps getting passed and there is no way to get into contact with the people responsible to return my deposit. Seemed like a nice place initially but totally lacks any way to communicate with the management regarding any grievances. No-smoking rule not followed within rooms either, makes life very difficult for a non-smoker. Rent raised without prior notice midway through the stay. Would not recommend.

I have stayed in the property for three month. They have not refunded my security deposit. I don’t get any response from their team. There is no portal to address this issue. Please beware of this when you join this place. Update: After this review they contacted me and informed I would get the refund but it’s been 2 months after that and still not yet received. This is the worst management.

Months ago, I visited this place with the intention of settling into a good PG. However, upon arrival, there was no one at the front office desk to receive me. The existing staff seemed unaware of the tariff and showed me rooms in horrible condition. All their PGs are located in isolated areas with extremely congested rooms, poorly placed beds and fans, and zero ventilation. It's important not to go by the images online—they look fantastic, but the reality is starkly different when you visit in person.

I had stayed in ff21 HBR for more than 5 months. The only good thing about this place was the caretaker Mr. Tom. On refund of the deposit, I had raised enquiries and had not been updated about it. They refunded the amount i did not agree for long time after i left the place. And mind you, while they are very unprofessional in these matters, they are never lenient in the money matters with respect to the date you are leaving the place.....1 month notice period is a must and if u decide to leave without prior notice ....u will still have to pay for 1 month. I don't think this place is worth it for the expense they ask from the tenants.

DO NOT OPT FOR THIS PG. They just talk polite and show luxurious facilities till you don't give your money. Once they have your money, you will not get a good service. They just want money using any means. I left in Dec 2020. I haven't received my security money back yet.

Worst! It's a Scam! Its been a whole year since i haven't recieved my security deposit. No replies to the mails, text messages, calls etc. Receptionists are giving dumb response. Completely a waste of time and efforts. This issue is worth complaining to the Police. Just go to zolo or something, this place just looks nice but the management is poor, they even loot you for the hidden charges.

Security Deposit not refunded for Sep checkout still. I've recieved an email that I'll not get it before Feb. This is plain cheating when they promise 45 days to refund in their contract but they don't honour their commitments. Citing Covid as a reason for almost 5+ month delay is unfair as even we have been impacted. Stay at property was great. All the good experiences during stay have changed to nightmare to get back the money.

Hey Be careful while collecting you’re deposit back, they will never give it back. It’s always better that you don’t pay your rent and ask them to deduct from your deposit. They are super cheap when it comes to paying back your money.
