“I visited Shriram Whitefield Youth Town in Jan 23 and sales person managed to requested me to pay 50,000 INR token amount to book the unit. Unfortunately , I made an online payment of 50,000 .While returning back to my house i realise it is very far and also the unit is small and the feedback of the neighbouring Shriram Greenfield is very poor and hence i told them very next day to the sales person to cancel the unit and process the refund token amount . Its already 5 months and with multiple followup ,i am not getting any feedback on refund of my money and i hence i would suggest you all to think 100 times before you put money in Shriram Properties as it never come back to you in case you ask for refund . I am left with no other options but to approach RERA to register my complain. So, All the new house looker, Do not go on low price offered by Shriram , go with the reputed builder and buy not only house but peace of mind as well”

“I want to mention about Jayshree, the sales professional here at Shriram Wytfield who was sadly no way professional towards her client. She offered upfront discount on our first day of visit to the property in order to take instant booking however when we reached out to her in just a week's time, they increased the price and dared to use statements like all the best, oh is it? Go do ur market research and get back.. I'm stunned how Shriram Wytfield could hire such unprofessional, inexperienced sales professionals who don't know how to handle sales objections in a better way. I didn't know taking a week's time before investing in a property or negotiating is a sin from a customer's aspect. Very wrong attitude team be it in sales or CRM. Mr Mukesh Kaushal, Mr. Shekar HV, Mr. Manu and Ms. Archana, will threaten and levy penalty charges and attempt to pinch out extra money from your pocket post the booking and threat to take legal action if you share your experience on the social platform. Even if there was a cheque bounce back due to signature mismatch and delay in submission of Kyc documents they'll hold the customer responsible for every small thing and threat you of penalty charges”

S T★★★★★Matchbox size apartment sold at higher price claiming they are X-BHK homes. 100% of their projects have delayed by double of the time given in sales agreement. Many who booked and canceled units are chasing to get their money back. I suggest do everything in writing, every step. RERA registered but as rera head is CM of state you can understand it is not possible to get ruling and even if ruling in your favor who is forcing them to pay you ?

C Kiran Kumar★★★★★Visited project as I'm planning to rent a flat. Flats are too compact. Only 5 towers are ready. Most of the flats are undergoing furnishing. None of the amenity is ready. Expected project completion is Aug 2027. Flats are around 880sqft and are worth 20k rent as of today considering project status, flat size, distance. Few of the owners are mentioning maintenance which doesn't make sense without amenities. Untill all amenities are ready, there shouldnt be any maintenance. This is how it works so that atleast flats get filled without being empty. There are projects in Gummanagalli, North Bangalore where flats are still vacant after 2 years of handover. It should be a win win approach for both owners and tenants in new projects. Thanks

Srikanth N★★★★★It is 2yrs, since structure is completed. They took 80% of cost in installments. Now the progress is very very very slow. Godrej splendor has started when Shriram completed structure,now they finished flooring and painting..I would not be surprised if godrej woodscape will be completed before wytfield pocession.. going for 2nd rated builder has its consequences..

Sandeep Goel★★★★★We booked 2 BHK in May 2022 in 6th Block and was promised that it will be handed over by 2025. We took home loan as it was mentioned that 70% of the amount will be disbursed by bank after completion of 13th floor and it will take time so we agreed but the first thing they do is build 13th floor of all phases so that they can avail the loan amount from the bank and we ended up paying huge interest since then. Today is Feb 2024 and still they have not completed even 20% of the work in 6th block and also pushed the competition date to 2026. We are now bearing the interest amount and rent both which has become a burden for us. When we asked to cancel the property they came back saying that as per the clause we have to bear 10% + gst amount which is almost 5 lakh rupees. Its like "khaya piya kuch nhi glass toda barah aana". We are having a very bad experience in booking this property and regretting now. There is no one there expect sales people who takes care of such issues in the property and they are discussing only on emails. Please go ahead with ready to move properties instead of under construction. If anyone is interested in still buying then let me know, i am ready to sale my

MITIN DIXIT★★★★★This is really unfortunate to see such a behavior from so called A category builder, I purchased the flat in Shriram Chirping Woods whose possession date was Sep 2022 but till now they havn't gave the possession and asking for extension for lame excuses, later I checked they have done with almost ALL THIER PROJECTS. They took 95% amount and then again delayed for 6 months. We spoke to every one in their management but no resolution. Just regretting that I had knew this earlier. Please think before buying any property under Shriram.

The sales managers are so manipulative that they make you book the flat by offering some on-site discounts on the same day you visit. Later, when you go home & think that you took decision in hurry & you want to cancel the booking, the amount is not refunded. Please don’t waste your money by falling for manipulative words by the sales team.

Unformutalely , i did this mistake and made an online payment of 50,000 .While returning back to my house in South Bangalore,i reaalize it is very far and also the unit is small and also the feedback of the neighbouring Sri Ram Grennfield is very poor and hence i told them very next day to the sales person to cancel the unit and process the refund . But they insist to downgrade and invest and told me they will not refund the token money of 50,000 which is quite unprofessional and not in compliance with RERA. Its already 3 months and with multiple followup ,i am not getting any feedback on refund of my money and i hence i would suggest you all to think 100 times before you put money in Sri Ram Properties as it never come back to you in case you ask for refund . I thiraippadam Jodhaa. I am left with no other options but to approach RERA to register my complain. So, All the new house looker, Dont go on low price offered by Sri RAM , go with the reputed bulider and buy not only house but peace of mind as well

Deepesh Singh★★★★★Visited on launch but didn't book. This is the first ever property we visited physically with an intention to own a flat in BLR. We were literally shocked to see the size of their 3BHK demo flat. Don’t even ask for 2BHK size. Our current 2BHK is almost twice of their 3BHK. The hall hardly had space for a 3 seater sofa and 2 chairs. No clue where you would put your dining table and forget if you want your kids to play in hall, as there is literally no space. Coming to rooms, again too small. If you put a king size bed and a wardrobe, you have to climb on the bed to go from one corner to another, as there won't be any side space left. Another point is, I read many reviews from Greenfield owners, watched their video on YouTube. Their Clubhouse is still under construction. Shriram has multiple projects in the same area and their delivery deadline didn't give me a lot of confidence. The cost was also on higher size. 65L+ for ~700 sq feet flat. Think intelligently before putting your money. Even if you want to rent out the place, the next person will have similar thoughts regarding space. Rest, you people are intelligent enough. :)

They have demanded 70 percent money for tower 1. Every month they are demanding new instalment. Whoever has become the victims to book flat here.. please let me know if there is any group to discuss on issues and to share information.
