Why the score — what people flag
“Went to check this property also paid booking amount. But had to step back. The property papers are not well documented. If you ask any question, their standard answer is already 450 people are staying there! If 450 made a mistake, that doesn't mean it becomes right. Professional advocate verified all the papers and finally given the conclusion with two major risk factors. (After asking multiple times) The shared family tree affidavit didn't match with JDA. Their legal team said those missing are minors and mentioned on the last page but that last page had no Govt official sign or seal. That page had no legal value! I consulted multiple legal advisors those I know personally also. All of them said this type of property would have less re-sale value. Next, there is an very old court case happened on this property and shares were given to all the sons, ignoring the daughters. Their explanation was that times girls didn't have right on joint property shares. As per my advocate, now the land law has been changed. So there should be at least written No objection from them. Also, According to Section 8 of the Hindu Succession Act 1956, daughters being Class I legal heirs, have the same”

“This guys plans are pathetic. It was worst plan I ever seen (enter directly to dinning room, kitchen opposite rest room). Hire some good architecture. Managing space is more important than quality. I can't imagine living in this apartment.”

A facility staff member named Subrat gave me the move-out form, confirmed the charges, and assured me that my packers and movers could enter at 6:00 AM. Based on this, I planned everything. But on the day of the move, when my movers arrived at 6:00 AM, the facility manager Anil flatly refused to let them in and insisted they could only enter after 9:00 AM. When I reminded him of the earlier approval, he was adamant, dismissive, and even told me to “go ahead and complain,” showing no fear of escalation. This left me completely helpless, caused unnecessary delays, extra costs, and a lot of stress. I was seriously considering buying a Sattva property in the future, but after such treatment, my trust is gone. If this is how residents are handled, it severely damages the reputation of the Sattva brand in Bangalore’s real estate

Anwesha Pal★★★★★We had gone to check 3bhk with a lot of hope and expectations. We liked the amenities and area on the entry. But unfortunately the sales person assigned seemed really disinterested to share information. Her behaviour was enough to put us off that we became negative about considering the project. If you have a good project and availability of even 1 unit you should be patient with the customer since they are planning their day and driving probably hours to visit the site.

Invest your money if you want burial ground facing view. Maintenance charge is very high for shoddy services. Salarpuria representatives are suckers and suck your money and blood once you will be in their trap.

Mayank Sharma★★★★★Visited this site in the month of Feb 2019. This has to be the worst designed property by salarpuria. Looks like they have gotten into the mode where they want to fool people with their brand name. I saw multiple 3BHKs on the higher floors. Very few of them had good sunlight in all rooms. The building has nothing blocking the sunlight, it was the layout of the flats. The sample flat was my favourite as it has a bunch of features to mislead new buyers. This apartment has very small balconies. The ones in the master bedroom are square shaped where you can place one chair and sit, thats it. Even the ones in the living room, are smaller compared to local builders. The sample flat uses extra wide curtains in the living area to make the balcony appear bigger than it is. Also, quite smartly the sample flats master bedroom does not have storage. They have only placed compact furniture. This is because if u wish to keep a king sized bed along with storage, there would be no space left. Among other small things they are not even giving you a kitchen sink or slab. No grills on windows. The chimney outlet and powerpoints were on opposite walls which was just dumb. When i highlighted the same t

The carpet area for 2 bhk and 2.5 bhk is not up to the mark. It's not worth it at the price they will offer. Too much negotiation also. There is a huge variation at the price they quote and the price they offer. Before booking this one, do check out the Bren Silverlights project in the same locality in the opposite direction. They have bigger flats and they will offer better price. These guys will say that they are A grade builders and others are not.but you check yourself.
