“Avoid this PG. They have unfair policies designed to take your money, and they refuse to return your security deposit when you leave. If you have to vacate suddenly, do not pay them anything extra, because you will never see your bond money again. Don't be fooled by the nice exterior, the management is terrible. “Dear FF Team, What is actually happening here? Do you think you can take the residents for granted? Nothing works properly. No hot water. CCTV doesn't work. Delay in laundry pickup. 3-5 days for laundry delivery, not to mention the mix ups and damages. One fine morning, you send someone and ask us to remove vehicles from the parking lot without providing an alternate space. Stained plates for food, no spoons whatsoever, dirty dining area everyday morning. Is this the kind of premium living that you portray on your social media? I am not one to usually get breakfast but this morning, I was alarmed to find that the vada that was provided was uncooked on the inside and the raw dough was as is. The next thing you would do is ask me to raise a ticket for each of the issues which I know for a fact would be closed out with no resolution. Dear FF Team - Please do send out a survey form to the residents or have someone from your management come visit us for feedback, not your operations staff. All they care about is ticket closure and not the resolution. If things are not starting to get better, we will not raise any more tickets for the issues but would start posting them on Google ”

Anya Raj★★★★★I stayed at FF21 ITP and honestly had a very disappointing experience. The food quality is extremely poor — it’s repetitive, oily, and often not fresh. The staff are rude and unprofessional, they behave like roadies and don’t maintain any basic courtesy with residents. The cleanliness is terrible — the kitchen area has rats and the overall hygiene is nowhere near what’s advertised. The rooms and common spaces are not cleaned properly despite repeated complaints. On top of that, management is unresponsive and inconsistent. They first said the minimum stay is 3 months and then suddenly claimed it’s 6 months, showing how disorganized and misleading their communication is. Overall, it’s not worth the price or the stress. I wouldn’t recommend FF21 to anyone who values hygiene, professionalism, or transparency.

Narinder Sharma★★★★★Extremely disappointed with their deposit refund process. They promise a 90-day refund policy after checkout, but it's been over 5 months and I still haven't received my deposit. No proper communication, no follow-ups, just complete negligence. Highly unprofessional behavior—definitely wouldn’t recommend based on this experience.

I wanted to confirm the charges and deposit and exit charges. He just kept on saying i am at job I can’t explain completely. He has only 1 job to explain this but he didn’t. How i can expect they will provide good service once i go there?

On top of that, they keep adding unnecessary charges to the bills, making it feel like they are just looting money. Very unprofessional and dishonest management. Would not recommend staying here.

There is no contact number and they wont reply to the mail. It is very clear that they are only interested in taking money and keeping the refundable amount with them unlawfully. I tried contacting them as a person who needs an apartment and instantly I get calls. Even I tried to check with those folks but they are not aware of anything, just talks with the script they are provided. Think wisely and avoid them for hassle free transition.

They have not returned the deposit that they mentioned would be returned 3 months after check out date. They do not respond to calls, texts, or anything once you mention you are looking for your refund. Mehha from the Sales team has been extremely unprofessional after the talks initiated by me about the refund of my deposit. Has stopped replying to texts and receiving calls. The property manager and the team have also been least helpful in this case.

Sujitha Ramdas★★★★★I had stayed in FF21 ITP for 4 months. It's been more than 3 months since I vacated from there and the refund of deposit is not yet transferred even after multiple follow ups. No contact of theirs including their maintenance team's, property caretaker's or help line's is reachable. The property is not anything like what they show on their website. It is located in a very remote dirty area where road is not even paved. Moreover the building is not at all maintained. Food is also very average to below average. Not worth the rent of 12 to 13k plus gst. Not at all recommended. Total fraudsters. Please don't opt such a worse place to stay in Whitefield.

VIMAL KIRTY★★★★★I lived in this pg for 5 months from Feb to july 2024. The food provided is below average in terms of quality. The common kitchen area is dirty most of the time and you will regularly spot cockroaches in food and common cooking area. And a very pain point of living in this pg is the refund of your deposit. Took 35+calls and mails. My friend had to argue with the staff for the refund on my behalf as I left bangalore permanently as they would not pick calls. It took 6 months to get back my refund.

metla gowtham★★★★★I had a highly disappointing experience there. When I inquired about my refund while vacating, the manager informed me that I would receive my 6,000 INR refund in two months. However, a few days later, I received an email stating that 2,000 INR would be deducted from my refund due to the failure to return the laundry bag and room keys. Upon returning to the manager to clarify, he evasively asked, "When did you return the items?" and suggested the deduction was based on this. I requested him to verify the CCTV footage during my check out, but he conveniently claimed that the footage was unavailable due to system limitations. Which ended up like there is no proof. I strongly recommend avoiding this place. If you're willing to spend 5,000 INR daily for your enjoyment, you may consider this place. However, it seems their business model revolves around exploiting customers. They charge extra if rent is paid after the 6th, yet when it comes to refunding your money, it becomes a frustrating experience.
