As a Manipal alumni, I have stayed previously at RS Bhavan, and have booked the place multiple times. This time I booked a room for my family (mother, father and sister, who is to stay for just a night before her admission). It turned out to be one of the worst experiences ever. The room is damp, dingy and smelly. Old bedding was recycled, in spite of repeated requests The new manager is a money minded uncouth, who is charging additional money for a single night (for a student who is taking admission). He isn't agreeing to provide additional bed in lieu of the extra money. On top of that, he is trying to coax my parents to pay 1000 for a bigger, empty room. It is heartbreaking to see this dramatic fall of a iconic Manipal heritage, but it is what it is. I hope people find this useful, and stay away from this money extortion machine, masquerading as a hotel. - Dr. Soham Mitra Edit- I am surprised at the audacity of the owner's reply, and decided to counter him. First of all the room was booked for 3 days. My family contemplated moving out after the very first day, but were forced to stay in because of the busy admission schedule and heavy monsoon rains. I will share a review everyday here, so as many people who read this review may save their money and their peaceful travel experience. My mom booked a room for her and myself. My sister and her friend came to see us as visitors. They had no intention of staying over. This hotel has a strict policy of no vistors and this is not found in any other hotel. Hence, when we tried to make sense of the situation, the owner was extremely rude and was shouting at us from the get go. We reassured him several times that they don't intend to stay, but his reasoning was that they would use the facilities like ac and bathroom, which we already payed for! Like every other negative review on this review section that have had the same experience, this man has the audacity to argue back in this comment section. And i know you will read this, but you continue to treat your customers so poorly with your money minded behaviour, you are going to go broke! Its facts. And for the others who is reading this review, save yourselfs and humbly do not book a room here even if that was your last option.

We were 7 including 2 toddlers and checked into 2 AC rooms. I booked this hotel looking at the reviews. Friendly staff and good for family stay. Room size was good, TV and AC were functioning, chairs to sit and hot water whenever we wanted. The biggest issue we had was about mosquitoes in the rooms, both rooms faced the same issue. They had 1 repellent machine without any liquid in it, housekeeping said they didn't have refills or any other machine..! We had mosquito bites and no sleep at all inspite of having the fan turned on the whole night. There was a mild smell of mold also, which seemed negligible because the ACs were functioning well. There was an empty minibar with fungus and mold inside, don't know why the housekeeping doesn't even bother to get it cleaned or removed from the room. I feel bad for my family because they had to go through hell for someone's irresponsibility. I don't think such basic things should depend on a customer giving feedback to management, so I didn't bother telling them anything during checkout. The mosquito issue ruined our sleep and holidays to be honest, or did we end up getting the worst rooms?? I think so, because so many people have given ver

Recently I have booked a room and stayed with my family for 3 nights. I had a bad experience. The manager is too much money minded and very rough and rude in his behaviour. Such rudeness is not expected for someone who is in hospitality business. He is also known to challenge any negative review posted by any customer who were dissatisfied. The hotel needs to improve: 1) Cleanliness of bed cover, pillow cover, etc 2) Condition of bathroom needs to improve, e.g. I experienced leaking tap, broken bracket for hanging clothes. 3) Power failure happened several times 4)AC was not very effective I would not recommend this hotel to grow travellers any more.

Room is not clean at all, Bathroom is pathetic. Management posted the inauguration days photo on MakeMyTrip platform and still they uses the same without any ethics. When they charging higher booking fee, the service is not worth for money. The owner is not customer friendly. Better stay away and families this is not at all recommended

Pathetic condition of bathroom. Buckets covered in slime. Owner is a cheat and extremely rude. Please stay away from this hotel, if you value your travel experiences. Chances are that he would charge you more than the amount agreed upon. He is the epitome of malpractice, and is in the habit of combating negative reviews.

I could have given negative stars but pity to google this feature is not available. We booked a room for two people and two more friends came for 1 hour. This money minded manager started fighting and didn't return 1000 rs that we gave for advance. A general suggestion for everyone: 1. never book this hotel 2. If this is the last option then never give him advance money Stupid arrogant person, pity you.

Worst place to stay. The room stinks. Rooms are constructed well but shabbily maintained. Blankets & pillow stinks. They say 24/7 hot water but its available only in the morning, if one needs later then you will have to ask room service. They will get a bucket of hot water. Not worth paying that much money. If they improve on cleanliness definitely its worth the money.

The worst place to stay in manipal, My recommendation is never stay in this hotel every again. Me and a frnd of mine had come to visit my mom..and he was asking us to leave in 5 min or pay extra for entering into the rooms! He is claiming that we are using his facilities, for which we have paid for. This is the first time I have heard of a rule like this! When asked about this, he is blaming us saying that wr should have asked him for the rule. What the hell! As if I hv imagined a rule like this in my head that i should hv asked him before itself. He continued raising his voice, calling my mom 'shut up' and asking us to not raise our voice, he is running a hotel it seems, but doesn't hv the decency to talk nicely with his customers. And on top of that he asked us for a whole day's cash when my mom barely stayed there for less than 12 hrs, later when we denied to pay for it, he cursed us saying we will lose all the money we have earned! The audacity for him to say this! As many of you hv seen several reviews regarding the owner behaviour, you can gradually understand whose the person wrong here. And dear owner, hope u continue having ur bread and butter eating on everyone cash! God

Horrible experience. Had booked a 2 days stay with the family. AC was not functioning. There was no power for almost 1 hour in the midnight. Rooms and bathrooms are not at all maintained. Not worth the money they charge.

We had a very bad experience..please call the hotel management and confirm your stay before coming here if u have booked it online. We had booked and payed through OYO online and once we landed here, they asked to pay cash and they don't accept any online booking as they had issues with OYO(still they use blankets, soaps given by OYO). We had to literally wait for 2hrs for a room availability (in case if anybody has check-out) They have a reason to charge for every single thing(no complementory water bottles) Room service was bad. They don't respond well. Being a localite, we had all these issues..imagine situation of some one coming from different place.

Room is good clean ,staff is also good but the guy at reception was damn rude he doesn't have ethics to behave with guests no hospitality arogant. its really not worthy coz of reception guy he will make you feel uncomfortable mannerless guy Alwaz demand for double money n such behaviour he alwaz shows for online booking rooms coz it charge less ... i will recommend no for this hotel. When i reached it was morning 6 n he rudely replied no rooms available go from here as my check in was 12 pm but one uncle from hotel staff itself.just after 35 mins he saw me asked me to check in rooms r der i just need to pay 400 but again dat mannerless guy was asking me 800 after dat wen i went for breakfast he didnt allowed me n my family to take breakfast although i did early check in paid too. Please throw him out of Rsb residency he has alot of ego for doing nothing
