After seeing the reviews, I directly approached the hotel number. The person who talk to me is Mr Sukhesh Shetty said to be the proprietor of that hotel. I was in need of 2 rooms from Dec 25th to 27th last year. After the negotiations, he asked me to transfer 2k as advance amount to his phone pe number. On 19th October 2025, almost 2 months before I I transferred. After 1 month, because of some unavoidable circumstances my trip plan was cancelled. I called him several times, sent him the proof of advance payment and asked him to refund the 2k advance payment. I cancelled the booking 1 month before itself. But, he never responded properly and started avoiding my calls. It may be a small amount but if he is an ethical person, he could have refund the advance amount immediately. From the person who is greedy for 2,000 Rs how he will give the proper service...? I ignored him already but thought to share it in this portal once. After seeing the review, immediately in this late night he started calling me...!! May be to remove the review I am not sure..!! PLEASE READ BEFORE MAKING A BOOKING The location was convenient, the rooms and bathrooms were clean, and there were good dining options nearby. However, the beds and pillows were extremely uncomfortable (very hard), and the rooms are only habitable with an air conditioner during the summer months. Additionally, opening the windows for ventilation led to mosquito problems. The lady receptionist during the day was professional and helpful, but the evening shift male receptionist cum manager/Damager (Mr. Sukesh ) was boorish and impolite, making the stay unpleasant. The reviewer strongly advises against staying at this hotel and suggests that the owner replace the uncomfortable bedding and the evening receptionist cum manager to improve the hotel's reputation and business.

Worst behavior by the room boys and supervisor. They didn’t allow us to check the room before payment and refused to cooperate. They also asked for extra money. The room smelled strongly of chemical spray, the AC was not working, and the beds were not cleaned properly. I had a very bad experience with this room and did not expect such poor service. Overall, please don’t use this lodge — it was a really terrible experience.

unfortunately, it is the only hotel at Kinnigoli, so even if I review it badly, their business wont be affected. At best, if you don't have specific work at kinnigoli, I'd say to take the hotel at Bape. I reached here with two foreigners at midnight. The manager wasn't even sure if foreigners are allowed to stay. If that is the case, why team up with Agoda service? He was making calls to his boss to ask if he should allow two foreigners lodge. Among them was a woman. He asked them fo visas, passport (standard stuff). But then he wanted an ID card with addresss proof and kept insisiting on it. This entitlement is exactly the reason India has such a bad name when it comes to welcoming foreigners. The fee was 700 at that time so I don't expect luxury. Inspite of the budget price, room was well lit, AC worked, bathroom was clean, no issues here. Lots of food restaurants below the hotel, not sure why someone reviewed that there was no veg restaurant (must be looking for a pure veg resto)

Room was decent. Cleanliness was maintained. Issue - FOOD WAS HORRIBLE. utterly unhappy with the restaurant they were tied up with. Worst taste and using stale items to cook. Suggest you to tie up with some other restaurant for maintaining positive reviews.

Rooms are neat and clean. Service is good and staff if approachable and friendly. Also has Wi-Fi and Basement parking. Location is convenient with it being next to the Bus Stand. No extra amenities or luxuries, but good for a short stay.
